Groveland Planning Board Releases Performance Bonds for Three Residential Subdivisions

GROVELAND — February 3, 2026 — Groveland Planning Board releases performance bonds for three subdivisions, flags engineering closeout gap. The board voted unanimously Tuesday to approve Form G performance bond releases for Katie Lane off King Street, Benjamin Street Extension, and Oakland Terrace Roadway, closing out financial assurance obligations held by the town on three residential development projects. Before the Katie Lane vote, a board member raised concern that two lots in the nine-lot subdivision remain unbuilt, the street has already been accepted at Town Meeting, and no maintenance bond is in place — meaning construction damage from cement or dump trucks serving those lots "is on the taxpayer's hook." The board also identified that TEC, the town's third-party engineering firm, had failed to provide standard final closeout letters on all three projects, with some documentation dating to 2023, and directed staff to contact TEC the following day. The Oakland Terrace bond is held as a cash bond in a passbook account, and the applicant was instructed to coordinate with town staff for physical redemption. The board cancelled its February 24 meeting and set March 3 as the next regular meeting, pending Select Board action on proposed recreational marijuana zoning bylaw language on February 17.
