Zoning Board · Meeting of July 15, 2026
Groveland Zoning Board continues Elm Park housing permit to August 5 for lack of quorum. Applicant John Guilfoyle, owner of FQJ Properties LLC, asked the board to revive a special permit extending non-conforming residential use at 1 Elm Park after a paperwork error stalled his original application. The plan converts the building's second and third floors into four apartments, three one-bedroom lofts and a two-bedroom flat, while keeping an ADA unit and commercial space on the first floor.
Guilfoyle said "nothing has changed from our meeting about two months ago" and told the board financing is secured pending only the town permit, with occupancy targeted for early summer 2027. With too few members present to vote, the board unanimously continued the hearing to August 5. Members separately approved the board's May 20, 2026 minutes and noted two recent vacancies, including the departure of longtime member John Stokes.
